Below are a  few tidbits from Joe Minicozzi's  (Urban3)  final presentation at Lars Hockstad Auditorium  Tuesday, October 11th, 2016 on Grand Traverse County's tax base study.

A limited credit is available for putting energy-efficient windows in my home, if you install them by Dec. 31. The tax law extended through 2016 the credit for energy-saving items added to one’s residence, such as windows, insulation, roofs and doors. It stays at 10% with a $500 maximum. Any credits taken in prior years count against the $500. And many items are capped: No more than $50 for circulating fans, $150 for furnaces and $200 for windows. If you add solar panels, you can claim a credit for 30% of the total cost!

1. Which states have the most expensive homes?

It’s long been known that Democratic strongholds, largely based in the Northeast and California, tend to be wealthier. The median household income in those states is $62,564—about 23 percent higher than red states, where it’s $50,820, and 13 percent more than in swing states, at $55,524.

Reason No. 1: Lower home prices

The best month to get a deal on  a  home? October. This is based on RealtyTrac’s analysis of more than 32 million home sales over 15 years. Data shows  that on average, October buyers paid 2.6%  below  estimated  market value  at the time for their homes.

Reason No. 2: Less competition

The realty market clears out as the days turn cooler,  leaving  fall buyers with  way less competition for the available houses on the market.
