Traverse City Area Public Schools (TCAPS) is pleased to announce the release of the 2016 TCAPS Community Report. The report contains stories and information about the district's successes over the last year.

Currently, there is a 78.5% chance of a hike in the short-term Fed Fund Rate in December with little chance of a hike at next week's meeting ahead of the presidential election.

Mortgage rates essentially stood still this week, as the world awaits for the resolution of the elections November 8.  

Mortgage rates have been relatively immobile for months, hovering between 3.5% and 3.75% since the middle of July. That is a very narrow range, as rates usually vary more than that during a 3-month period.

The Federal Housing Administration (FHA) has lowered its owner-occupancy requirement for condominiums, marking progress in an issue believed to be preventing homebuyers from entering the real estate market. The action, announced in a mortgagee letter issued this week, lowers the requirement from 50 percent to 35 percent, effective immediately.

Condo projects older than 12 months with at least 35 percent owner occupancy (and less than 50 percent) can qualify for FHA certification, provided other conditions are met. From FHA’s letter:

Assuming a $300,000 mortgage at 4.000%, look at how the math works:

  • Bank-managed bi-weekly mortgage payments pays off in 26 years, 0 months
  • Self-managed bi-weekly mortgage payments pays off in 25 years, 11 months

This math works because banks don't apply that 13th payment until the year is complete. By contrast, your self-managed system applies 12 times per year.

This may be enough "math" for you to believe it's better to send extra principal with your payment as opposed to doing a bi-weekly plan.
